Situated on the edge of Sivota village, very close to the peaceful bay of Karvouno, Villa Loukas is one of a pair of innovative contemporary villas just 150m from a sandy beach. The house is light and bright, with fully retractable glass doors that open onto the terrace and a generously-sized private pool. All floors have a balcony or access to terraces, and with an additional living area and kitchenette on the lower floor, this villa is an excellent choice for a couple or a family with older children, who might also enjoy the freedom of being able to wander down to the beach bar and restaurant close by.
This is the perfect location for a lazy holiday for those who don’t wish to drive: just a 10 minute stroll into Sivota, with its pretty harbour and numerous tavernas, cafés and bars whilst groceries can be delivered from the local supermarket. Some excellent excursions can be taken from a tour of the ancient world heritage sights in Albania to a private yacht for the day around Paxos and Anti Paxos.
Villa Loukas is entirely separate from neighbouring Villa Amalia, and screened by hedges for privacy, though both properties may also be combined to offer a spacious solution for two families or a group of friends.

Fabulous holiday with Simpson Travel. Excellent and easy experience, especially the water transfer. The villa was lovely, and the location was perfect. Thank you
We had a fabulous week staying at Villa Loukas. The location was excellent enjoying great views from its elevated position but also only a short walk away from the lovely harbourside of Sivota with plenty of tavernas and shops.
Beautiful here. Great villa. We went over to Meteora for a few days which was amazing. We had a really fantastic time in beautiful surroundings and ate lots of fish. Thank you!
What a wonderful place to have a family holiday. We have fallen in love with Sivota and Villa Loukas is a great base to be able to enjoy everything. Can't wait to come back.
Another great holiday with Simpson and a fortnight of sheer relaxation, great food, chilling by the pool, exploring local beaches, boat trips to Paxos & Anti Paxos and a drive out to Parga. The villa was good, Vivian was very informative and helpful.
Wonderful relaxing holiday – totally enjoyed villa and pool. Thank you, Herm, for your help and guidance. Trip to Paxos and Anti Paxos was a very enjoyable day out – fabulous place to buy authentic olive oil on the harbourfront at Gaios in Paxos. Thank you again Simpson Travel.
Great to be back in Villa Loukas after seven years – quite unspoiled.
We have had a second fantastic stay in Villa Loukas. We don’t often repeat our holiday and we are so glad we did! Thank you, Herm, for a warm welcome. We have enjoyed lazy days by the pool, relaxing swims at the local beach and active days at Bella Vraka. We have all enjoyed paddle boarding, kayaking, and snorkelling. Possibly our best holiday yet!
Customer Feedback We have had a wonderful week in Sivota, our first mainland trip to Greece. We enjoyed some great food along the buzzing harbour, a boat day, swimming in crystal water, lovely beaches, our amazing trip to the river, and of course staying in fabulous Villa Loukas. Thank you.
First time to Sivota and Simpson once again has come up with a really lovely villa. Very helpful owner who quickly brought us another sunshade for the terrace when we asked. Great choice of restaurants.
Mixed weather first week but good thereafter. We are keen swimmers and the pool was a great benefit. We found Herm very supportive and met his lovely partner Vivian. Excellent cleaners.
Had one of our best holidays ever, can't fault it. Lots to do, lovely restaurants, will come back.
We spent a very enjoyable week in villa Loukas. Our third holiday with Simpson Travel. David was helpful with advice about places to visit and shop, and also when we had a mini crisis. Many thanks David and Steph.
Another lovely holiday in this area of Greece. Vikos Gorge is a spectacular sight, and the drive through the mountains is a real insight into this area of Greece. The villa is really comfortable and an easy walk into town for supper. Many thanks to all who have made the holiday so relaxing.
Lovely villa with a wonderful view and very peaceful. Plenty of boat trips of different sorts to choose from and many different places to eat, local people are so friendly.Walk back up to the villa gets easier the more you do it!
We had an absolutely fabulous time in Sivota. Villa Loukas is delightful, comfortable, well-maintained and has stunning sea views. We loved being in easy walking distance of some beautiful beaches, lovely restaurants and well-stocked shops. David was friendly, helpful and has a wealth of local knowledge. Overall, a perfect holiday for family fun and relaxation.
We always try and book Simpson's travel for our Mediterranean holidays as they have always proved reliable and the holidays live up to expectations. On this holiday, the villa and location were lovely, facilities more than adequate. Beautiful location with gorgeous weather & Simpsons organising and management great. Unfortunately we had an illness during the holiday- the local Concierges supported us all the way through and proved time and again why we book through Simpsons travel. We can thoroughly recommend the Villa Loukas and Sivota.
Fantastic relaxing week at this lovel villa with its superb pool and terrace - exactly what we were hoping for. We enjoyed the local beach and sampling the restaurants in town. Many thanks to David, Steph and all at Simpsons for making this a special experience.
Villa Loukas is an outstanding property with great accommodation, excellent outdoor sitting/relaxing spaces and a really decent size pool. The view is outstanding and the easy walk to Karvouno beach and its excellent taverna is incredibly convenient - and a much easier walk than going down to Syvota itself. We loved Syvota too, a very special place.
We enjoyed a fantastic, relaxing week at Villa Loukas. The large pool and terrace area were exceptional. The Villa is situated in a great location within easy walking distance of a lovely clean beach and the local restaurants at the port. Our local reps, David and Steph, were extremely helpful. This was our second holiday with Simpsons and we would highly recommend them as they always meet our expectations.
We had a wonderful week split between Lygia and Sivota. Simpson handled it all brilliantly, and Rania, the local concierge was outstanding. Both villas, Simpson Secret – Epiros Coast and Villa Loukas, fully lived up to their billing. In Sivota I would particularly recommend the 'Blue Coast' restaurant, a tip from Rania, and in Lygia there are two excellent fish restaurants, Skaloka and Simos, and we found a good 'meat restaurant' (for a bit of variety) just down the road in the opposite direction at Acrogiali, associated with a decent shop and a quiet camp site. I should also mention how well the car hire was arranged, with someone holding a board to meet us at the airport, and similarly there to find us on our return. Good car.
We followed Jana and Stuart’s advice regarding restaurants and were not disappointed. Particularly enjoyed Kyma and Ostria on the harbour and had a very good meaty dish (lamb chops!) at the ‘taverna with no name’ opposite the meat market at the back of town. Stumbled on some decent rosé and white wine: Ionos. Took a half-day hire of a small motor boat to potter around the local islands – great fun and well worthwhile. Fork & Knife taverna in Perdika as a class act, a curious little place with mind blowing sunsets. A day out to Paxos (olive oil museum – quite interesting) was enough and we were glad to get back to Villa Loukas – oasis of peace! 20 years with Simply and now Simpson and every time they come up trumps.
Fantastic holiday in Villa Loukas. Thanks to Stuart, Jana and Chris for all their help, particularly on arrival and departure days. Spent most of the time around the lovely pool but the boat trip to Paxos and Anti Paxos is worthwhile – Pan & Theo restaurant in Gaios was very good. Sivota restaurants are all good – we particularly liked Blue Coast and Thassalia (dishes from the oven – huge portions though!). Weather great, sunsets beautiful, shortcut to beach – great idea!
We had a fabulous week – lovely villa and superb location. Took out boats a couple of times – got a little lost the first time and felt like we were heading to Albania! Cannot recommend the bar down at Karvouna beach highly enough. Lovely staff, good food and great views. We’ll be back Sivota.
Perfect location for a stress-free week. Pool is perfect. Spent most days by it or in it. Addicted to shrimp saganaki, fried aubergines/courgettes and tzatziki. Our second time at this villa. Both times have been just what we needed.
We had an excellent, peaceful and relaxing holiday at Villa Loukas. The villa is modern, spotlessly clean and equipped in such a way as to meet the needs of any holiday maker. All those who were associated with the functioning of the villa were pleasant, unobtrusive and efficient. Full marks for the welcome pack. Rania, our Simpson Travel representative, was helpful, pleasant, kind and efficient. Our visit to Meteora was outstanding. All told, an excellent holiday.
Villa Loukas – what a fab villa, location, location, location! We had a lovely week, peaceful, people watching, good food and chilled beers and wines! Simpson Travel make travelling a whole lot easier, so thanks to all.
Villa Loukas is a great villa in a wonderful location, close to a very nice town. We had a fabulous holiday. Even the drive from Preveza airport was an easy on a lovely safe road. We stayed two weeks, but will need to return as there’s still more to explore.
What a wonderful villa in a fabulous setting! We did not have to venture far – no need when the opportunity to really unwind was all here for us. A particularly hot week so activities included lazing around the pool with cooling dips in the water. We loved the length of the pool – quite long for a villa pool so we could all get a few lengths in with the hope of burning off a few calories from the enormous dinner portions served at our local restaurant.
This is our fourth year in Sivota at these villas as we love both so much. We came to have a relaxing break which we certainly did! No adventurous trips to report therefore but we had a great time. Klaudia couldn't have been more helpful – she is a great rep. We will come again.
Stunning villa with the cleanest pool we have ever had. Try Plataria beach for a day. Restaurants by the harbour are all good. Simpson Travel – you have exceeded our expectations and we will be back. Klaudia, the rep was excellent too.
